Originally designed in the 1980’s and recently renovated, Waterfront Villa´s post-modern architecture with panoramic glass windows enhances the property’s natural setting as well as brings the outdoors in. The villa has a spacious and stretched-out layout, beautifully decorated with ethnic pieces and earthen hues, curated into an exquisite holiday home. Every room has direct access to the garden and enjoys views over the Ria Formosa lagoon and the ocean, whilst the open-plan living room and modern kitchen are sure to be the heart of the family or friends’ get-together. There are 3 en-suite bedrooms, plus a bedroom with a separate bathroom; two of the rooms have Queen double beds, and the other two can either be set up as King doubles or twin bedrooms. The property is fitted with air conditioning as well as mosquito nets all around, allowing guests to enjoy airy interiors cooled by the gentle sea breeze.

Waterfront Villa is surrounded by private grounds totalling 6,900 sq metres, located where once stood the Roman coastal town of Balsa. The property enjoys a unique and serene setting (with a few neighbouring villas) near the fishing village of Santa Luzia, just west of the charming town of Tavira. Faro International Airport is only a 40-minute drive away.

The Algarve boasts an average of 300 days of sunshine a year and the Ria Formosa Natural Park stretches along 60 kms of its coast. Protected from the open ocean by a labyrinth of barrier-islands and pristine stretches of sand, its lagoon and tidal marshlands are a sanctuary for over 200 species of waterbirds, seahorses and chameleons amongst others. Fresh fish and seafood including oysters and clams, regional wines and sea salt extraction are central ingredients of the delicious local gastronomy!

4 – 25 April (Easter) & 4 July – 5 September & 19 December – 2 January 2027 (Christmas/N Year): €12,320 per week (7 nights minimum stay)

2 May – 4 July & 5 September – 3 October: €9,450 per week (5 nights pro-rated accepted)

3 January – 4 April & 25 April – 2 May & 3 October – 19 December: €8,000 per week (5 nights pro-rated accepted)

BOOKING & CANCELLATION TERMS

Minimum 7-night rentals with Saturday changeovers apply in Peak Season, Easter & Christmas/N Year periods; 5-night minimum stay applies to all other periods
Check-in after 17:00 hours & check-out before 10:00 hours
No parties for more than full capacity or groups under 24 years of age; no pets & strictly no smoking indoors (penalty equal to security deposit)
Quiet zone restrictions apply between 23:00-08:00 hours
Extra services are subject to availability and should be booked well in advance, especially in high season; credit cards accepted locally
Non-refundable rental deposit of 50% required to reserve the property
Rental balance due 60 days prior to start date of rental, not refundable after this date
Security deposit of €4,000 to be paid in advance of rental - this amount minus any applicable charges is refundable at the end of the holiday
